在实际操作中，评估人员需根据林木的不同生长阶段和用途，灵活选择适用的评估方法。对于新造林或幼龄林，通常采用重置成本法，以当前重新营造同等规模林木所需的各项费用为基础进行估算；对于中龄林和近熟林，多采用收获现值法，通过预测未来主伐时的纯收益并折现为当前价值；而对于即将采伐的成熟林或过熟林，则适用木材市场倒算法，依据近期同类木材的市场交易价格和采运成本来倒推林木价值。此外，若当地存在活跃的林木交易市场，也可采用市场成交价比较法，通过参照物价格结合林分质量调整系数来确定估值。

近年来，随着林业金融创新的推进，林木资产评估正朝着更加精准化和动态化的方向发展。一方面，针对珍贵树种的经济潜力有了更科学的量化标准。例如，广西率先完成的国储林珍贵树种价值评估显示，在集约化经营下，闽楠35年的每亩价值可高达104.4万元，这为金融机构开展林权抵押授信提供了权威的数据支撑，有效破解了以往林业资产“评估难、融资贵”的困境。另一方面，各地也在探索建立估价指导价的动态调整机制，如浙江等地推行“三年一估价、每年一调整”的原则，以确保评估结果能及时反映市场价格波动和林分状态变化。同时，借助激光雷达等现代信息技术，林木资产的物理参数测算精度大幅提升，进一步保障了评估结果的客观与公正。

On the other hand, various regions are also exploring the establishment of a dynamic adjustment mechanism for valuation guidance prices, such as Zhejiang and other places implementing the principle of "one valuation every three years and one adjustment every year" to ensure that the evaluation results can timely reflect market price fluctuations and changes in forest stand status. At the same time, with the help of modern information technologies such as LiDAR, the accuracy of measuring the physical parameters of forest assets has been greatly improved, further ensuring the objectivity and fairness of the evaluation results.
